Lux Way Rooftop Garden - Brunswick, Victoria
The tenants at Lux Way Apartments had a great space with lots of potential, they just needed some help realising it.
Vision
The OC Committee at Lux Way were battling waterproofing issues in their carpark from an old roof garden installed above. The vision was to remove the garden, repair the waterproofing and create a new meadow style garden space with seating and space to gather.
Before
The landscape prior to demolition was a depressing monoculture of Yuccas that combined with the heavy organic soils and waterproofing not fit for purpose made for the perfect conditions for a garden renovation.
Scope - Leak detection and membrane reinstatement
The existing rooftop garden was leaking and causing damage to the vehicles below in the carpark.
After the removal of the old garden and demolition of the existing garden walls Greenly Landscapes helped arrange for the repair of the membrane and had it leak tested to ensure it would no longer pose a threat to the carpark below.
Scope - Deck Construction
Greenly Landscapes created a landscape design for the rooftop garden including the deck design. The project was delivered with one of Greenly’s trusted partners Rick and Jessie’s Maintenance.
Scope - Lightweight landscaping
Greenly Landscapes designed the garden using lightweight modular products - Ecopillows, Ecoplanters and Ecopanels from trusted partner The Greenwall Company based in Sydney. The main reasons for using lightweight modular products are numerous but the main reasons in the case of the Lux Way project were to protect the waterproof membrane from unnecessary strain from tonnes of heavy organic based soil and enable future inspection and repair of the membrane to be carried out easily if required.
Scope - Plants and softscape
The original garden was a mass planting of Yuccas, as far as a the eye could see! Yuck!
The client was inspired by meadow style planting made famous by Piet Oudolf and wanted to revive their space with as many flowering plants as possible.
The new garden area was designed with large low growing areas to be filled with flowers. Hedging varieties are planted along the east and west boundaries to create a sense of seclusion and screen ground level apartment courtyards from garden area visitors. The northern end of the garden is the drawcard and features a striking Brachychiton populneus x acerifolia 'Bella Pink' with a lush vertical garden framing it on the boundary wall behind it.
Results
The project was completed in November 2022 and took approximately three months for the plants to settle and establish their roots. The landscape overall has been developing over the past 12 months.
